MLS listing fees
The MLS or Multiple Listing Service is a database that contains information on homes for sale in the U.S. The system is administered by licensed real estate agents, and only they can enter information into the system. They pay a yearly fee, as well as a listing fee, and are responsible for different aspects of the "correctness" of the information in the system.
Some agents sell this service to FSBO (For Sale By Owner) sellers, either as a complete service, or along with limited additional services.
The listing fee varies by state, and you can get the best deal by calling around, or searching on the internet. Prices vary from $200 to $500.
You must include a commission, usually 2% to 3% of the sales price, if a registered real estate agent brings you a buyer. You're also obligated to sell the home at the price you listed or below, or else you could still be liable for the promised commission.
If you sell to a buyer who is not represented by a licensed agent, you are not liable to pay the commission.
