Home inspection fees
A home inspection is usually ordered by a prospective home buyer to determine any defects in the condition of the home. A home inspection contingency is usually written into a home purchase contract, (even for newly constructed homes).
A basic home inspection usually covers the condition of the foundation, walls, floors and ceilings, plumbing, heating and air-conditioning, obvious insect damage, electrical systems, and focuses on the problems found and possible solutions and costs to fix each problem.
Many additional inspections are not usually included in the basic prices, such as water quality, swimming pools and spas, hidden pest damage, sewer condition, air-quality, and radon.
Most real estate professional can give you a referral, but you want to make sure the inspector is working for you and only you.
Prices for inspections are determined mostly by the size of the home being inspected, and its age. Around 12 to 19 cents per square foot is an average. Homes built before 1965 cost a bit more, and homes larger thean 5,000 square feet may be less per square foot.
